Pre-Purchase Homebuyer Services

Mid Central Community Action, Inc. offers a range of housing programs to help families deal with housing issues and prepare to maintain stable housing for the future.

These programs include:

  • Financial Coaching and Literacy Services, including education and free one-on-one counseling, credit building workshops, and individual development accounts (IDAs)
  • Pre-Purchase Homebuyer Services, including homebuyer education and free one-on-one counseling
  • Post-Purchase Homebuyer Services, including workshops, home modification programs, and free one-on-one counseling
  • Foreclosure Intervention

Mid Central Community Action, Inc. is a HUD-approved Housing Counseling Agency. We understand that the process of purchasing a home can be exciting. We also know that many questions can arise. We are here to help! Our Housing Counselors are available to walk you through all of the steps of the home buying process.

Homebuyer Education

Our Homebuyer Education program is designed to educate homebuyers of both the long and short term benefits of homeownership. These classes offer potential homeowners the chance to gain skills necessary to sustain their home over the life of the mortgage. Homebuyer Education is available to anyone regardless of income or homeownership status.

Topics covered in the course include:

  • Pros and Cons of Homeownership
  • Pre-Qualification (Debt to Income Ratio)
  • Predatory Lending
  • Foreclosure Prevention
  • Shopping for a home
  • Getting a Mortgage Loan
  • Understanding Credit
  • Maintaining your home

We offer the following option for potential homeowners to attend home buyer education: 

Online Course. Individuals and families are welcome to attend home buyer education online through www.ehomeamerica.org, a NeighborWorks® America certified provider. Simply use the pull down menu to choose your State and County. You will then be able to select MCCA as your local organization and continue with the course registration. The cost of the course is $99 which can be paid online through www.ehomeamerica.org. After securely paying your registration fee, potential homebuyers can complete the course online.

One-on-One Counseling (Free)

For individuals and families that have already completed the homebuyer education course, Mid Central Community Action, Inc. also offers individual free counseling as needed. Counseling appointments are available to review individual concerns regarding the home buying process, including review of an individual’s credit report, concerns regarding available mortgage options, and the steps involved with closing the sale. These counseling appointments will provide potential homebuyers with an individualized plan towards becoming “homebuyer ready”. Down Payment Assistance

Down payment assistance is currently available through Mid Central Community Action, Inc. The Down Payment Program is a great assistance package for homebuyers in McLean, Livingston, Dewitt, Piatt, Ford, Logan, Tazewell and Woodford counties available exclusively at Busey. Individuals and families interested in down payment assistance are encouraged to contact our office to discuss available program options with our Certified Housing Counselor.
